Opechee and its real estate development affiliate, Astoria Properties, work together to provide a full range of
design-build development services, including site location
and evaluation, site engineering/permitting, facility planning,
build-to-suit leasing, assistance with tax-free and conventional
financing, tax-free exchanges and high-quality design and
construction.
Astoria acquires and maintains an inventory of commercial
and industrial sites in order to meet our customers' facility
needs quickly and economically. We analyze and engineer
our sites before identifying a user, and seek any permits
with long lead times, such as wetlands permits. We prepare
conceptual site designs and proposed building renderings,
and market our sites to potential users and active commercial
brokers on an "open listing" basis. Our proposals include
a guaranteed fixed price for a built-to-suit facility on
a developed site, for lease or sale, with no up-front costs
or risks to the potential user.
