Design-Build

Design-build is a project delivery system that integrates responsibility for planning, design and construction services in a single contract, by a single responsible entity.

An effective design-builder must answer your most fundamental questions:

  • Will the proposed building meet my needs?
  • What construction methods and materials will be used?
  • What will the building look like?
  • Exactly how much will the building cost?

Opechee answers each question with specific information and state-of-the-art visual renderings. We use the following design-build process to ensure the project will meet and exceed your expectations:

Needs Assessment: A careful analysis of your objectives is the starting point for a successful design-build project. Opechee helps you define your needs by conducting a thorough review of your existing operations and the goals for your new building. We are experienced in listening to your objectives and translating them into concrete, specific criteria for a newly constructed facility.

Proposal

Based on the needs assessment, Opechee will promptly develop a detailed proposal setting forth all of the design and construction parameters. It will include plans, drawings, and/or renderings as required to define the appearance and layout of the building. The proposal will also include detailed specifications to give you a clear understanding of the construction methods and materials to be used. The proposal will quote a guaranteed fixed price for all design and construction services.

Design and Permitting

Once you have accepted our proposal, Opechee will perform the architectural and engineering work necessary to secure the required site plan and building permits. Opechee's staff of architects, engineers, and construction managers work in close cooperation to ensure the design and permitting is completed expeditiously, accurately, and economically, with your needs foremost in mind.

Construction

Upon issuance of the required permits, Opechee will begin construction of the project. You will be assigned both a project manager and a site supervisor who will coordinate the skilled subcontractors and tradesman in completing your new facility.

Features and Benefits

Fixed Costs From the Start

The signed contract agreement contains the guaranteed price for the building. That guaranteed price does not change unless the owner strays from the written agreement.

Time Savings

The planning, design and construction phases come from a single-source team of professionals working together in a fast track construction scheduling process, which allows for overlapping of procurement and construction, and which results in saving time and money.

Cost Savings

Both design and construction personnel work and communicate as a team to seek out the best materials and methods for each project results in cost savings to the project.

What is LEED?

A growing trend in the building industry is the construction of “green” buildings. The U.S. Green Building Council is a non-profit organization that develops and maintains rating systems for newly constructed buildings. These rating systems measure the environmental impact new buildings have on surrounding ecosystems and the community.  The rating systems measure site selection attributes, water efficiency, energy efficiency, construction materials, and indoor air quality of new buildings. Collectively, these rating systems define a program known as LEED, which stands for Leadership in Environmental and Energy Design. LEED is an internationally recognized green building program that provides building owners and operators with a framework for identifying and implementing practical and measurable green building design, construction, operations and maintenance solutions.

One service that Opechee offers is LEED evaluation and submission for any project. Because LEED certification is a point-based system, we can evaluate a project and determine the viable points to attempt while considering economic constraints. There are many possible benefits associated with pursuing LEED certification and more information can be found on www.usgbc.org.
